How long is a BER certificate valid for?
A BER certificate is valid for 10 years from the date of issue, or until it is superseded by a new certificate for the same property, whichever happens first.
How do I retrieve a lost BER number?
If you've lost your BER number, you can search the property's address or Eircode on the SEAI National BER Register, or get in touch with the assessor who originally carried out the assessment.
What documentation do I need for my BER assessment?
Helpful (but not essential) documents include planning permission drawings, receipts for insulation or heating upgrades, and any previous BER certificates. An assessment can still go ahead without them.
What does an assessor check during the visit?
During a typical 45-90 minute site visit, the assessor examines wall, roof and floor insulation, window and door types, the heating and hot water system, ventilation, and lighting throughout the property.
